Knowing who funds what — and at what price

Each tier of the market has a different appetite, cost and constraint. Advisory value is matching the transaction to the right tier, then negotiating from knowledge.

Domestic & international banks

The lowest cost of capital, and the most conservative: standard underwriting, and debt-cover requirements of 80–100%. Transactions must fit the box — and for those that almost do, existing relationships are what get them over the line.

Debt funds

More expensive than bank debt, but materially more flexible: lower debt-cover requirements, higher leverage, and genuine optionality in non-recourse lending, mezzanine debt and preferred equity.

Super funds, REITs & government agencies

Target larger transactions — typically above A$100 million — with strong appetite for green loans, including funding NABERS upgrades at discounted rates.
