The Royal Oak Shopping Centre Trust 1 is developing a full-line neighbourhood retail offer on a 2.1-hectare site: a proposed major supermarket anchor supported by 15 specialty shops, a medical centre and pharmacy, and a quick-service retail and service station offering — approximately 6,000 sqm of net lettable area in total.
The site was purchased in June 2026, with the offer fully subscribed at $20 million. Unlike Royal Oak's defined-term vehicles, this trust is intended as a long-term hold: a convenience-retail income asset compounding for unitholders rather than being built for near-term sale. The development incorporates rooftop solar and related green infrastructure from day one.
Strategy & thesis
Supermarket-anchored neighbourhood centres are the most defensive tier of Australian retail: non-discretionary spending, long anchor leases, and a daily-needs catchment that online retail reinforces rather than erodes. Medical, pharmacy, quick-service retail and fuel deepen the visit frequency the anchor creates.
Developing the centre rather than buying it stabilised captures the development margin inside the trust — and building the green infrastructure in from the start positions the asset for the tenants, operating costs and valuations that increasingly follow energy performance.
